A relaxed, no-pressure conversation lasting 30–60 minutes. We discuss your vision, lifestyle, design preferences, location, timeline, and anticipated budget, while introducing our building philosophy and standards.
Initial budget range
Using your home size, architectural style, features, finishes, location, and goals, we establish a broad preliminary investment range. This checks feasibility before plans are developed. Once reviewed and approved, architectural planning and the formal pre-construction agreement can begin.
Architectural design
A professional architect translates your ideas into detailed custom home plans. Together, we consider flow, comfort, natural light, efficiency, and how you want to live.
Pre-construction & pricing
We review completed plans, analyze engineering and construction details, and obtain pricing to develop a comprehensive budget. Materials, finishes, allowances, and scope are refined before construction begins.
Final budget & construction contract
With pricing, selections, allowances, and scope confirmed, the final construction agreement gives everyone clarity about the investment and building plan. Once executed, the team submits permits, develops the schedule, coordinates trades, and prepares the site.
Permitting
Our team coordinates architectural plans, engineering documents, site information, and required approvals with the local authorities. Plattner typically allows four to six weeks for permitting, with timing dependent on the jurisdiction.
Construction begins
Once permits are approved, equipment arrives, the site is prepared, and the foundation begins. Detailed coordination and a commitment to craftsmanship turn your plans into a custom luxury home.
